About

Happy Trails Bed and Breakfast is a family-run property in Tropic, UT, about ten minutes from the Bryce Canyon National Park entrance. The land has more than a century of history — the property was once known as Bryce Point and has been in the same family across generations. Today it operates as a small B&B offering rooms and at least one cottage, with a homemade breakfast that regulars mention by name.

Rooms and Amenities

Accommodations include private rooms with en-suite bathrooms, air conditioning, free Wi-Fi, and mountain views. Each room has a kitchenette and work desk. The property also offers a terrace, outdoor fireplace, picnic area, and — notably for a B&B — free use of bicycles and a fitness room. That's a more complete amenity set than most small inns in the corridor.

Breakfast

Breakfast is served daily from 7:30 to 9:30 AM. The signature item is 7-Up pancakes with Apple Cider syrup — a homemade recipe that guests consistently call out in reviews. It's a proper sit-down breakfast, not a grab-a-muffin situation, so factor that into your morning park timing.

Location

Tropic is a small agricultural town sitting just below the Paunsaugunt Plateau, about 7 miles east of the park entrance on UT-12. From here you can see the hoodoos rising on the rim above town. The drive to Sunrise Point takes under fifteen minutes, which makes an early-morning hike realistic without a pre-dawn alarm.

We lucked out and got a last minute reservation when visiting Kodachrome Basin State Park. When you reserve, you are sent an email on how to check in since there is no one on site. As soon as we got into our room, we realized that there was an issue with the air conditioning. I called the number that was given to us if there are problems and Archie said he would swing by and was on the property within 5 minutes. He was fantastic and was able to resolve our issue so quickly! Even though no one was there, he got us comfortable quicker than most hotels with front desk staff. Just great service! Slept well; breakfast was delicious. Highly recommend.

Was pleasantly surprised by this BNB. Room was very clean and updated. Had a Roku tv, WiFi, and bathroom/shower in your room. Another TV and coffee in common area. Check in was easy via email code. Very cute and lovely amenities. Would absolutely stay here again, thank you hosts!

We were very unsatisfied with our stay at Happy Trails. It says 24/7 access to call front desk. There is no one to talk to and there is no front desk, you can email but that's it. The room we had was upstairs and stifling hot. The downstairs rooms were air conditioned. The breakfast is eggs ,pancakes and bacon at that's it. No other options. The pancakes were so dry when you put your fork in to eat them they crumbled. On the positive, it was clean. Very uncomfortable.

Booked at this location due to price and location. Booking was easy and we arrived with no issues. From the photos we thought the place we reserved has multiple rooms, it was just one room with a queen bed and two twins. We were kind of cramped for a family of 4 but we made it work. The room smelled funny, so we went to the store and bought some air freshener. There was a mini fridge in the room and the bed linens were nice and clean. Both my wife and I woke up with a sore back. I normally sleep on a medium to firm bed. My son had allergy issues. I noticed a few cats around the area, and think maybe they had been inside and the pet dander caused my son's allergies to flare up. We woke up and drank coffee from the Keurig in the main living room. The woman cooked up breakfast and she is an excellent cook, be sure to tip her for breakfast. Overall this is a great value for the right people, if you are sensitive to pet allergies or need need form bedding you may want to consider another place. This location is about 15 minutes from Bryce Canyon and is much more affordable than the city at Bryce Canyon (tourist prices). Eat all your meals in Tropic, UT as the price are much lower and the food is a better quality. Also watch out for the Utah Highway Patrol. They pulled me over and said they ran my plates and had no insurance. That was a lie. They made me get out of the car and wanted me to sit in the police cruiser. I asked if I was being detained, and he said no, so I declined to sit in the police cruiser. He also lied and said I did not stop behind the white line of the crosswalk at the stop sign. I had seen him following me in the rear view mirror and 100% stopped behind the line. They eventually let me go with a "warning", but I didn't break any laws so not sure why I even got a warning. Being pulled over and hasseled for no reason appears to be standard practice for Utah Highway Patrol. Be careful.

Perfect bnb for exploring Bryce Canyon. Very comfy room, lovely breakfast and communal area. Easy parking and lovely outside area. Defo would recommend!
